At the end of the 10-year cooperation, we offer you to buy the apartment for 130% of the original purchase price of the apartment. This is the guarantee we offer (fastest time for you), but we know from experience that the appreciation after 10 years is higher than 30% and it is up to you whether we help you sell your apartment on the market or wait for the best offer. There is also the option to keep the apartment for your own use (for yourself or friends) - the choice is yours. Or you can buy another property, which is the most common case.

We will take complete care of your apartment - including rental, management and maintenance. You do not pay any service charges. In addition, you can use your own owner's residence at any time of the year - with no restrictions and no extra charges.

Georgia has tourism as a priority and therefore continues to grow. The advantage of investing now in Georgia is to buy even as an individual without VAT. Which you will not find so easily elsewhere. As holders of a "Tourist Enterprise" license, we offer the sale of apartments without VAT (when included in the rental program for 10 years). There is also a mortgage option through Georgian banks. Can I invest as a private individual?

Yes, as an individual you can invest without any problems. So can legal persons.

How does the purchase process work?

For completed projects, you sign a purchase and lease agreement, followed by registration of ownership in the land registry within a month. For projects under construction, a future purchase contract is signed first, followed by a purchase and lease contract after approval.

Do I need to be present in Georgia?

No, a personal presence in Georgia is not necessary - contracts are signed in Slovakia and the whole process is done remotely. If you are interested, we will be happy to arrange an on-site visit with our managers.

Will I pay any fees and costs during the term of the lease?

No, during the term of the lease agreement, utility and repair fund charges are paid by the resort operator.

What about visas?

Georgia allows visa-free entry for countries of the European Union, America and most countries of the former Soviet Union.

What if I want to sell the apartment?

If you sell the apartment to our company after 10 years, we offer you a buy-back of 130% (purchase price of the apartment +30%). Or you can keep the apartment for personal use.

How is the return guaranteed?

The return is guaranteed by contract - all conditions including the amount of the return and the method of its payment are precisely specified in the lease agreement.
